By creating an account or using HomeLands you agree to these Terms. If you do not agree, please do not use the service.
Who can use HomeLands
You must be at least 18 years old and able to enter a legally binding contract under Nigerian law. The information you give us must be accurate and kept up to date, and you are responsible for keeping your account credentials safe.
Accounts
You are responsible for activity on your account. We may suspend or limit an account that appears to be compromised, fraudulent, or in breach of these Terms.
Listings
Owners confirm that all information and documents submitted for a listing are accurate, current, and lawfully theirs to share. Listings are subject to verification by our legal reviewers before going live. We may reject, pause, or remove any listing that breaches these Terms or that we reasonably believe is inaccurate or unlawful.
Verification and documents
To protect buyers, owners upload proof of ownership and, where relevant, company registration documents. These are reviewed before a listing is published. Submitting forged or misleading documents is a serious breach and may be reported to the authorities.
Commission
HomeLands charges a 5% commission on successful transactions facilitated through the platform. The full terms are set out in the Listing Representation Agreement that an owner signs during listing creation.
Payments and payouts
Payments made through HomeLands are processed by our payment provider, Paystack. When a buyer pays the agreed amount through the app, the owner receives 95% and HomeLands retains a 5% commission. You should only pay once you have agreed terms with the other party in person. HomeLands is a marketplace, not a bank or an escrow service, and the payment provider's own terms also apply to the transaction. Any fees, such as a viewing or inspection fee, are shown to you before you pay.
Conduct
You agree not to misrepresent properties, spam other users, attempt to bypass commission by moving a transaction off the platform after being introduced through it, or use the service for anything illegal.
Video calls
Viewing calls are between the parties who booked them. We do not record calls. Treat each other with respect.
Content you submit
You keep ownership of the content you upload. You grant HomeLands a licence to host, display, and process that content as needed to operate the service, including showing your listing to potential buyers and storing signed agreements.
Disclaimers
HomeLands is a marketplace. We are not a party to the real estate transaction between owner and client and accept no liability for disputes arising from it. Listings and users are independent, and the service is provided on an "as is" basis to the extent permitted by law.
Limitation of liability
To the maximum extent permitted by law, HomeLands is not liable for indirect or consequential loss, or for loss arising from a transaction between users, the conduct of any user, or your reliance on a listing.
Termination
We may suspend or terminate your account if you breach these Terms, and you can delete your account at any time. See the Account and Data Deletion page for how to do this.
Governing law
These Terms are governed by the laws of the Federal Republic of Nigeria, and the courts of Nigeria have jurisdiction over any dispute.
Changes to these Terms
We may update these Terms from time to time. When we do, we will change the "last updated" date above and, for material changes, notify you in the app.
